TCO for 89-unit mixed-use building in East Flatbush

Evangelical Crusade and BEL Community Housing, on March 1, were issued a temporary certificate of occupancy for construction of an 89-unit, 47,757-square-foot mixed-use building at 1488 New York Avenue in East Flatbush. Ericka Keller filed the plans.

The plans, pre-filed on August 15, 2017, call for the construction of a 74-foot tall, seven-story mixed-use building. The time from pre-file to TCO was three years and seven months.

The project is described in the filings as: construct new seven-story mixed-use building as per plans filed.

The building will be used as an affordable senior residence, according to the filing.

Per the plans, the ground floor of the building has a residential lobby, community center, mail room, and laundry room. The second floor has an office, indoor and outdoor recreation spaces, and 11 dwelling units. Floors three through six each have 16 dwelling units per floor, while the seventh floor has 14 dwelling units. The cellar has an office and storage space.

Heritage Architecture designed the building.

According to a report, the community facility portion of the building is designed to provide services for the seniors in the apartments up above.

An affordable housing lottery launched for 58 studio apartments in the building in December.

The property was acquired for $2.9 million on November 29, 2017.
