Elmhurst demo completed ahead of 10-unit resi building with retail

On March 1, the demolition of a commercial building at 70-01 Queens Boulevard in Elmhurst was formally completed. The plans were filed by Steven Li under the Star Point 7001 LLC, the previous owner of the property.

Nematzadeh Hooshang, through the company 70 Queens Blvd Owners LLC, purchased the property for $1.9 million on March 11, 2020.

The plans, pre-filed on October 8, 2019, call for the demolition of a two-story building.

The project is described in the filings as: this job is filed for demolition of two-story commercial building.

The November prior to acquiring the property, Hooshang filed new building plans calling for a 62-foot tall, six-story, 8,151-square-foot residential building with 10 dwelling units.

Per the plans, the building would have 1,298-square-feet of commercial retail space on the ground floor of the building. Floors two through six will each have two dwelling units per floor.

The plans were ultimately disapproved in the fall of 2020. The developer has not filed new or revised plans yet.
