RoundSquare permitted for 84K sf condo in LES

RoundSquare Development, on March 1, was given a permit for construction of a 52-unit, 84,717-square-foot residential building at 232 East Broadway in the Lower East Side. Rob Kaliner, the founder of RoundSquare Development, filed the plans.

The permit issued was a new building permit. The initial foundation permit was issued in October of 2020.

The building is part of a two-building condominium project RoundSquare is developing. The other building is just to the west at 228 East Broadway. On July 21, the developer was given a permit for a $7.2 million project that will convert the landmarked, former Bialystoker nursing home to a 45,342-square-foot residential building with 12 units at the second property.

The plans, pre-filed on October 2, 2019, call for the construction of a 333-foot tall, 30-story residential building.

The project is described in the filings as: filing NB as per plans.

The ground floor of the building will have a lobby, mail room, and one dwelling unit, per the plans. Floors two though seven will each have three dwelling units per floor, the eighth floor will have one dwelling unit, floors nine through 12 will each have three dwelling units per floor, floors 13 through 16 will each have two dwelling units per floor, the 17th floor will have one dwelling unit, floors 18 through 20 will each have two dwelling units per floor, and floors 21 through 25 will each have one dwelling unit per floor.

SLCE Architects is the architect.

The property was acquired with three other properties for $47.5 million on October 27, 2016.
