TCO for 53-unit resi building in Riverdale, six years after plans were filed
Steve Zervoudis’ Galaxy General Contracting Corp., on February 16, was issued a temporary certificate of occupancy for construction of a 54-unit, 47,713-square-foot residential building, known as Villa Gardens, at 16 East 204th Street in Riverdale.
The plans, pre-filed on February 3, 2015, call for the construction of a 113-foot tall, 12-story residential building. The time from pre-file to TCO was six years.
The project is described in the filings as: new 53-unit residential building application filed review and approval.
According to the plans, the ground floor of the building has a lobby, four dwelling units, and the lower half of a duplex unit. The second floor has four dwelling units and the upper half of a duplex unit. Floors three through nine each have five dwelling units per floor, while floors 10 through 12 each have three dwelling units per floor. The building has three terraces, one on the 10th floor and two on the 11th floor. The cellar has community space and laundry. There is recreation space located outside of the building.
OCV Architects was the architect named.
A housing lottery launched for 52 mixed-income units in the building in the fall of 2019.
The property was acquired for $783,000 on August 29, 2013.
