TCO for $4.6M conversion of manufacturing building to 200-bed shelter in Gowanus

Liberty One Group, on February 19, was issued a temporary certificate of occupancy for a $4.6 million project which converted a manufacturing building to a 200-bed, 30,881-square-foot men’s shelter at 601 Sackett Street in Gowanus, Brooklyn.

The plans, pre-filed on March 15, 2019, call for the increase in the size and change in use of the building from a 31-foot tall, two-story, 22,703-square-foot building to a 45-foot tall, three-story, 30,881-square-foot building. The time from pre-file to TCO was one year and 11 months. The owner representative on the filing was Josef Rabinowitz.

The project is described in the filings as: application filed for vertical enlargement and to convert existing manufacturing building into a transient lodging house with sleeping accommodations, and offices as shown on plans. The initial cost as reported in the DOB filing for the work described in this permit application is $4,597,348.

IMC Architecture was listed as the architect.

According to a report, the shelter will be operated by Fedcap, a non-profit vocational training service that works with single adult men who are employed or seeking employment. Fedcap will provide services such as job readiness training job search assistance, and provide on-site employment caseworkers.

The property was acquired with 2 other properties for $11.7 million on December 20, 2018.
