TCO for 28-unit supportive housing in Ocean Hill, 6 years after plans filed
The nonprofit Housing Works, on February 18, was issued a temporary certificate of occupancy for construction of a 28-unit, 14,557-square-foot residential building at 220 Hull Street in Ocean Hill, Brooklyn. Andrew Coamey of Housing Works filed the plans.
Housing Works is a nonprofit providing services related to homelessness and AIDS.
The plans, pre-filed on November 19, 2014, call for the construction of a 48-foot tall, five-story building. The time from pre-file to TCO was six years and three months.
The project is described in the filings as: proposed a new five-story with cellar, nonprofit institutional use with sleeping accommodations buildings consists of 28 dwelling units as per plan. Obtain a new certificate of occupancy.
The ground floor of the building has a lobby and four sleeping accommodations, per the plans. Floors two through four each have seven sleeping accommodations per floor, while the fifth floor has three sleeping accommodations.
The organization reported that the total development cost was $6.5 million.
The property was acquired for $530,000 on May 18, 2012. At the the time of purchase, the 6,000-square-foot lot was vacant.
