TCO for $4.1M conversion of commercial building to 74-key hotel in Flatbush
A company operating under the Flatbush Hotel LLC, on February 25, was issued a temporary certificate of occupancy for a $4.1 million project which converted a commercial building to a 74-key hotel at 1026 Flatbush Avenue in Flatbush.
SY Group, the previous owner of the property filed the plans. The current owner acquired the property for $11.2 million on August 19, 2020.
The plans, pre-filed on December 19, 2011, call for the change in use and increase in size of the building from a 36-foot tall, three-story commercial building to a 78-foot tall, seven-story hotel building.
The project is described in the filings as: convert existing commercial spaces cellar, first, second and third floors to hotel transient. Add new fourth, fifth, sixth and seventh floors as hotel transient. The initial cost as reported in the DOB filing for the work described in this permit application is $4,082,121.
Retail space on the ground floor was converted to a hotel lobby and multiple eating and drinking establishments, according to the plans. Retail space on the second floor was converted to 14 hotel rooms. Floors three through five all have 14 rooms per floor, the sixth floor has 12 rooms, and the seventh floor has six rooms.
