TCO for Bruman Realty’s 20-unit resi building in Ocean Hill

Solomon Feder, on January 25, was issued a temporary certificate of occupancy for construction of a 20-unit, 18,950-square-foot residential building at 343 Ralph Avenue in Ocean Hill, Brooklyn. The property was purchased by Joseph Brunner’s Bruman Realty for $1.1 million on February 13, 2015. Brunner and Feder often work together on new developments.

The plans, pre-filed on March 7, 2018, call for the construction of a 70-foot tall, eight-story residential building. The time from pre-file to TCO was two years and 10 months. Joseph Moinian’s Moinian Group provided financing for the project.

The project is described in the filings as: proposing an eight-story building with 20 dwelling units.

The ground floor of the building has two dwelling units, per the plans. Floors two through five each have three dwelling units per floor, while floors six through eight each have two dwelling units per floor. The building also has an outdoor recreation space.

Fischer + Makooi Architects was the architect listed.

The partners were recently given a permit for construction of a 99-unit, 67,618-square-foot residential building at 26-24 4th Street in Astoria.
