G4 Capital Partners to convert resi building to 33K sf office in Williamsburg
G4 Capital Partners, on January 25, filed a permit application for a $2 million change in use from residential to office at a 33,932-square-foot office building at 240 Broadway in Williamsburg, Brooklyn. Jason Behfarin, co-founder and managing principal with G4, filed the plans.
The plans call for no change in size but a change in use of the 70-foot tall, five-story building.
The project is described in the filings as: change of use on floors two through five from residential to office. Renovation of existing retail and accessory storage on first and cellar. The initial cost as reported in the DOB filing for the work described in this permit application is $2,000,000.
The ground floor retail space will remain, per the plans. Floors two through five will each be converted to office space.
Mancini Duffy is listed as the architect.
The property was acquired for $20.1 million on May 6, 2019.
In September of 2019, The City reported that some residents were attempting to prevent the conversion of the building to office.
