TCO for 17-unit mixed-use building in LIC
Jack Fang through the company TGZ Crescent Tower LLC, on March 26, was issued a temporary certificate of occupancy for construction of a 17-unit, 19,500-square-foot mixed-use building at 38-35 Crescent Street in Long Island City, Queens.
The plans, pre-filed on June 14, 2019, call for the construction of a 60-foot tall, six-story mixed-use building. The time from pre-file to TCO was one year and eight months.
The project is described in the filings as: proposed new six-story mixed-use building.
The ground floor of the building has thee commercial stores and a residential lobby, per the plans. The second floor has additional commercial space and a terrace. The third floor has five dwelling units, while floors four through six each have four dwelling units per floor. The cellar has 11 parking spaces and laundry, while the roof has a terrace.
Mehdi Ghazi was the architect.
The property was acquired for $4.8 million on May 17, 2019.
