TCO for 103-unit condo with $94M sellout in Central Harlem

Truss Development Group, on December 29, was issued a temporary certificate of occupancy for construction of a 103-unit, 93,505-square-foot residential condo building at 2600 Adam Clayton Powell Boulevard in Central Harlem. The condo has a $94.2 million sellout price with the New York State Attorney General.

The plans, pre-filed on July 29, 2016, call for the construction of a 75-foot tall, seven-story residential building. The time from pre-file to TCO was four years and six months. The owner representative on the filing was Bruce Hwang, Truss president.

The project is described in the filings as: to build a seven-story new building.

The ground floor of the building has healthcare facilities, an outdoor courtyard and recreation space, and one dwelling unit, per the plans. Floors two through six each have 18 dwelling units per floor, while the seventh floor has 12 dwelling units and several private terraces. Floors two through four and the roof all have recreational spaces.

Lin & Associates Architects designed the development.

The property was acquired with two other properties for $16 million on March 31, 2016.
