Nonprofit receives TCO for 117-unit residential building in West Harlem

Center for Urban Community Services, on December 29, was issued a temporary certificate of occupancy for construction of a 117-unit, 96,896-square-foot residential building at 314 West 127th Street in West Harlem.

The nonprofit group, which develops affordable housing and provides integrated programs that link housing, health and social services for New York’s homeless and other vulnerable populations, worked with the Department of Homeless Services to facilitate the development.

The plans, pre-filed on February 15, 2018, call for the construction of a 119-foot tall, 12-story residential building. The time from pre-file to TCO was two years and 11 months.

The project is described in the filings as: erect new twelve-story nonprofit institution with sleeping accommodations.

The cellar has a fitness room, offices, and conference rooms, per the plans. The ground floor has a lobby, community space, and five dwelling units. Floors two through five each have nine dwelling units per floor, the sixth floor has 10 dwelling units, floors seven through 11 each have 12 dwelling units per floor, while the 12th floor has six dwelling units, a kitchen, and an outdoor garden.
