Tavros, Charney permitted for 285-unit mixed-use building in LIC
Charney Companies and Tavros Capital, on May 5, received a permit for construction of a 285-unit, 288,630-square-foot residential building at 23-14 45th Avenue in Long Island City. Dov Barnett, a founding partner of Tavros, filed the plans. The building has an alternate address of 45-03 23rd Street.
The developers partner together regularly. On the very same tax block, and adjacent to this project, the pair signed a contract to purchase the stalled Toyoko hotel development site, with an address of 24-09 Jackson Avenue and 24-11 Jackson Avenue, in Long Island City. The site had an offering price of roughly $60 million.
The plans, pre-filed on March 9, 2020, call for the construction of a 544-foot tall, 48-story mixed-use building.
Below are renderings of the development from Fogarty Finger Architecture.

The project is described in the filings as: construction of 48-story new building.
Per the plans, the ground floor of the building will have a library, residential lobby, retail space, and commercial lobby. Floors two through nine will be used for office space. There will be a terrace on the seventh floor. The 10th floor will have terraces, lounge, dining room, reading room, exercise rooms, reading room, and kitchens. Dwelling units will span floors 11 through 47.
Tavros Capital acquired the property, along with a couple neighboring parcels, back in 2016 for over $30 million.
