Tavros, Charney Companies receive TCO following construction of 243K sf mixed-use building in Williamsburg
Tavros Capital Partners and Charney Companies, on July 21, were issued a temporary certificate of occupancy for construction of a 177-unit, 243,126-square-foot mixed-use building, known as The Dime, at 277 South 5th Street in Williamsburg.
The plans, pre-filed by Charney Companies on July 21, 2016, call for the construction of a 264-foot tall, 23-story, mixed-use building. The time from pre-file to TCO was exactly four years.
The project is described in the filings as: application filed for the construction of a 23-story new building.
The building has several retail spaces, one in the cellar, four on the ground floor, and one on the third floor, per the plans. Aside from retail, the ground floor will have office space, including leasing offices, an ambulatory diagnostic or treatment health care facility, residential and commercial lobbies, loading docks, storage, and a mail room. The second floor will have offices and an outdoor recreation space. The third floor will have the above mentioned retail space in addition to offices and two outdoor spaces. The fourth floor will also have offices and outdoor space, while the fifth floor will have offices, exercise rooms, outdoor spaces, a library and a reading room. The sixth floor will have 10 residential units, while floors seven through 21 will each have 11 units. The 22nd floor will have two units, a lounge, and an outdoor space. The building also has 301 underground parking spaces.
The property was acquired by Tavros for $80 million on March 16, 2016. Soon after, the developers secured $150 million in construction financing from Square Mile Capital Management for the development.
The architect on the filing is Fogarty Finger Architecture PLLC.
