Taconic permitted for $5.7M plan, part of conversion to life sciences building in Lincoln Square

Taconic Partners, on February 2, was given a permit for a $5.7 project which aims to convert several floors to laboratory space in the 342,933-square-foot building at 125 West End Avenue in Lincoln Square.

The plans, pre-filed on December 20, 2019, call for work on the basement and floors one through seven of the 104-foot tall, seven-story building.

The project is described in the filings as: the purpose of this document set is to obtain approval for a change of occupancy, egress and use for an existing office and storage building. No changes to the MEPFP, lighting systems or exterior enclosure are proposed as a part of this application. The initial cost as reported in the DOB filing for the work described in this permit application is $5,725,995.

Per the plans, shops and office/studio space will be converted to laboratory space on floors one through seven and the basement.

Perkins and Will is listed as the architect.

Taconic purchased the building, along with 320 West 66th Street and an adjacent lot which comes with 105,575-square-feet of development rights, for $230 million from Silverstein Properties in 2019.

The developer then announced plans to redevelop the building into a state-of-the-art, research and laboratory complex.

On November 13 of last year, the developer filed a permit application for a $40.4 million rehab of several floors as part of the redevelopment.
