Sunlight Development permitted for 74K sf commercial condo in Flushing

Sunlight Development, on December 14, was given a new building permit for construction of a 74,096-square-foot commercial building at 136-20 Maple Avenue in Flushing. The development was issued its initial foundation permits last month.

The building is part of the Nusun Tower development. The development also calls for the construction of a residential tower at 136-18 Maple Avenue. The developer submitted a condominium plan with a $136.4 million sellout to the New York State Attorney General on July 31 for the buildings. The principals of the condo sponsor are Linlin Zhuo, Hanjun Bail and Linzhong Zhuo.

The plans, pre-filed on March 13, 2020, call for the construction of a 110-foot tall, nine-story building.

The project is described in the filings as: proposed nine-story with cellar and sub-cellar new building for community facility use.

The developments are referred to as a residential and medical office condo on the firm’s website.

Fran Huang of HPL Engineering P.C. is listed as the architect on the DOB filing.

According to Sunlight’s site, the building is expected to be completed in 2022.

The property was acquired for $23.7 million on February 19, 2020.
