Steven Li files plans for 55-unit resi building in Kew Gardens, second building planned on block

Steven Li through the company Grosvenor Realty Group II LLC, on February 22, filed a permit application for construction of a 55-unit, 37,679-square-foot residential building at 82-77 116th Street in Kew Gardens, Queens.

In June of 2018, the developer filed plans for a seven-story residential building at 116-17 Grosvenor Lane, on the same block.

The plans call for the construction of a 90-foot tall, nine-story residential building. The units will be affordable independent residences for seniors.

The project is described in the filings as: propose new eight-story plus cellar, basement and penthouse affordable independent residences for seniors (AIRS) as per plan. Obtain new certificate of occupancy.

According to the plans, the ground floor of the building will have seven dwelling units. The second floor will have eight dwelling units, floors three through six will each have seven dwelling units per floor, the seventh floor will have six dwelling units and the lower half of one duplex unit, while the eighth floor will have four dwelling units and the upper half of a duplex unit. The penthouse will have a recreation space. The building’s basement will have a health care facility, recreation room, residential lobby, and four dwelling units. The building will also have parking space for a total of 18 cars.

Tan Architect PC is listed as the architect.

The property has been vacant since 2006, when demolition of the two-story building that previously occupied the property was completed.

The property was acquired for $2.6 million on December 1, 2020.
