Steven Li files plans for 40-unit mixed-use building at newly purchased Richmond Hill site
Steven Li under the company 132-77/99 Metro Realty Group, on April 18, filed a permit application for construction of a 40-unit 32,074-square-foot mixed-use building at 132-77 Metropolitan Avenue in Richmond Hill, Queens.
The property was acquired by the developer for $1.1 million on March 16, 2021.
The plans call for the construction of a 78-foot-tall, eight-story mixed-use building, and were filed with the New York City Department of Buildings under number Q00501562. The development will occupy one tax lot.
The project is described in the filing as: filing eight-story mixed-use building with 40 dwelling units, and commercial spaces on first floor and community facility on second floor.
According to the plans, the ground floor of the building will have a residential lobby and retail spaces. The second floor will have a health care facility and indoor and outdoor recreation spaces. Floors three through six will each have seven dwelling units per floor, while floors seven and eight will each have six dwelling units per floor. The cellar will have a parking garage for 14 cars.

The estimated job cost is $2,243,700.
The previous developer had filed plans in 2018 for a 60-foot tall, five-story, 14,171-square-foot mixed-use development with 10 dwelling units at the property. However, those plans were disapproved and the developer ultimately sold the property this year.
