Omni files for rezoning to build two-building, 136-unit assemblage in East New York

The affordable development company Omni New York LLC is moving forward with plans to construct two eight-story mixed-use buildings totaling 154,239 square feet and 136 dwelling units in East New York, Brooklyn.

The application seeks a rezoning with Mandatory Inclusionary Housing (ZM and ZR to Appendix F) from C4-3, R6, and R6/C2-4 to R7A/C2-4 and R6A, and a special permit (ZS) for a “large-scale general development” LSGD to facilitate the construction of the buildings.

While the exact address of the two proposed developments is not stated in the application, they will be located with an area bounded by Sutter Avenue on the north, Sheffield Avenue on the east, Blake Avenue on the south, and Alabama Avenue on the west, encompassing blocks 3769 and 3770.

The first building will be 103,104 square feet, made up of 90,267-square-feet of residential space and 12,837-square-feet of ground-floor retail space. The second building will be 51,135 square feet 49,070-square-feet of residential space and 2,065-square-feet of community space. The larger of the two buildings will have 89 dwelling units, while the smaller will have 47.

All of the 136 units will be affordable to households earning 80 percent or less of the area median income.
