Sam Chang affiliate files plans for two hotels with a total of 510 rooms in Jamaica

Stephen Epstein through the company JFK Hotel Partners LLC, on April 2, filed a permit application for construction of a 297-key, 108,357-square-foot hotel at 143-16 135th Avenue and a 213-key, 70,399-square-foot hotel at 144-06 135th Avenue in Jamaica, Queens.

Sam Chang’s McSam Hotel Group is involved with the project. Chang was the signatory on a $71 million in construction loan at the site in 2018.

The first plans call for the construction of a 119-foot tall, 12-story hotel at 143-16 135th Avenue, filed with the New York City Department of Buildings under number Q00487394.

The building will occupy a single tax lot. The project is described in the filing as: hereby filing for a new 12-story R-1 hotel building.

Per the plans, the ground floor of the building will have a hotel lobby, hotel market, business center, guest dining space with a bar and lounge, kitchen, and luggage area. Floors two through 12 will each have 27 hotel rooms per floor. The cellar will have an office and exercise room. The hotel will also have parking for 37 cars.

Gene Kaufman Architect PC is listed as the architect for both buildings.

The estimated job cost is $1,000,000.

The second plans call for the construction of a 118-foot tall, 13-story hotel at 144-06 135th Avenue, filed with the New York City Department of Buildings under number Q00487705.

The building will occupy a site that had formerly been six tax lots but it was merged into a single lot, 30.

The project is described in the filing as: hereby filing for new 13 story R-1 hotel building.

Per the plans, the ground floor of the building will have a hotel lobby, reception area, pantry, bar, and breakfast lounge area. The second floor will have 17 hotel rooms, floors three through 11 will each have 18 hotel rooms per floor, while floors 12 and 13 will each have 17 hotel rooms. The cellar will have an exercise room, breakroom, and an office. The hotel will also have parking for 27 cars.

The estimated job cost is $1,000,000.
