Stefano Farsura receives TCO for 24K sf Gramercy North condo with $42M sellout in Flatiron

Stefano Farsura, on October 26, was issued a temporary certificate of occupancy for construction of a 14-unit, 24,991-square-foot condominium, known as Gramercy North, at 139 East 23rd Street in Flatiron. The condominium building currently has a $42.4 million sellout with the New York State Attorney General.

The plans, pre-filed on August 4, 2016, call for the construction of a 155-foot tall, 15-story building. The time from pre-file to TCO was four years and two months.

The building was previously used as a Modell pawn shop chain. Eric Modell of Modell Financial was originally developing the project, before Farsura acquired the development site for $15 million on December 29, 2016.

The project is described in the filings as: erect new mixed, mostly residential building.

The building has retail space on the cellar and ground floor levels, per the plans filed. The ground floor also has a residential lobby. Floors two through 15 each have one dwelling unit per floor. The roof provides a recreation area.

H.T.O. Architect was the architect for the project.
