Propco Holdings receives TCO for 26-unit mixed-use building in Morrisania

Propco Holdings, on October 26, was issued a temporary certificate of occupancy for construction of a 26-unit, 17,720-square-foot residential building at 1081 Tiffany Street in Morrisania, the Bronx.

The plans, pre-filed on December 7, 2016 by Glenn Palilla of Propco, call for the construction of a 65-foot tall, seven-story mixed-use building. The time from pre-file to TCO was three years and 10 months.

UA Builders, Propco’s general contractor arm, was involved in the development according to several reports.

The project is described in the filings as: construct new apartment building.

The ground floor of the development has a lobby, healthcare facility, and five parking spaces, according to the plans. The second floor has three dwelling units, a recreation area, and laundry room. Floors three and four each have four dwelling units, while floors five though seven each have five dwelling units.

Badaly & Badaly Architects was responsible for the building’s design.

The property was acquired for $420,000 on April 24, 2015.
