Spaxel files plans for 46-unit resi building in Tremont

The development firm Spaxel, on November 10, filed a permit application for construction of a 46-unit, 31,253-square-foot residential building at 1695 Monroe Avenue in Tremont.

The plans call for the construction of a 115-foot tall, 13-story residential building. The owners representative on the filing was Shkumbin Selimaj. Spaxel is led by Granit Gjonbalaj.

The project is described in the filings as: construction of a 13-story building.

According to the plans, the ground floor will have one dwelling unit, floors two through 11 will each have four dwelling units per floors, the 12th floor will have three dwelling units, and the 13th floor will have two dwelling units per floor. The roof will have a 760-square-foot amenity terrace.

A/R Environetics Architects is listed as the architect.

Demolition permits have not been filed yet.

An estimated completion date has not been announced.

This is the second significant residential building in the neighborhood filed for by the developer in the last few months. On September 8, Spaxel filed plans calling for the construction of a 74-unit, 59,292-square-foot residential building at 16 Wade Square in Tremont.
