Son Dinh Tran signs $7.2M refi for property in Bronx, Queens

Son Dinh Tran through the entity 145-06 Realty Inc. as borrower signed a refi loan with lender Investors Bank valued at $7.2 million for five properties including the eight-unit rental (C7) at 243 Willis Avenue in Mott Haven, Bronx, eight-unit rental (C7) at 245 Willis Avenue in Mott Haven, Bronx, and two-unit mixed-use building (S2) at 145-06 Jamaica Avenue in Jamaica, Queens.
The deal closed on April 29, 2021 and was recorded on June 3, 2021.
The five properties have 28,394 square feet of built space and 514 square feet of additional air rights for a total buildable of 28,893 square feet according to PincusCo analysis of city data. The loan price per built square foot is $251 and the price per buildable square foot is $247 per the PincusCo analysis.
