Solomon Schwimmer files plans for 234-unit mixed-use building, most units in Crown Heights in two years

Solomon Schwimmer through Twin Group Associates Inc., on March 6, filed a permit application for construction of a 234-unit, 164,763-square-foot mixed-use building at 953 Dean Street in Crown Heights, Brooklyn.

The site is owned by Clipper Equity, which purchased it along with 643 Classon Avenue from Harry Einhorn for $4.7 million. Solomon Schwimmer filed demolition plans at the site last month.

The plans call for the construction of the most dwelling units in Crown Heights in two years, according to an analysis of new building plans filed with the city’s Department of Buildings.

The plans call for the construction of a 95-foot-tall, nine-story building and were filed with the New York City Department of Buildings under job number B00684789. The development site spans multiple tax lots.

The project is described in the filing as: proposed nine-story and cellar mixed-use building, total of 240 dwelling units.

Per the plans, the ground floor of the building will have recreation space, parking, retail space, a residential lobby, and five dwelling units. The second floor will have 31 dwelling units, floors three through seven will each have 30 dwelling units per floor, the eighth floor will have 27 dwelling units, and the ninth floor will have 21 dwelling units.

The architect listed is JFA Architects & Engineers DPC.

The property was acquired with two other properties for $4.7 million on December 22, 2021.
