Elie Fouerti files plans for 91-unit mixed-use in East Harlem

Elie Fouerti, on March 6, filed a permit application for construction of a 91-unit, 114,582-square-foot mixed-use building at 2005 Third Avenue in East Harlem, Manhattan.

There have been six new building plans, including these plans, filed in the neighborhood in the previous 12 months.

This past December, the developer filed a permit application for construction of a 191-unit, 223,299-square-foot building at 2957 Shell Road in Coney Island, Brooklyn.

The plans call for the construction of a 173-foot-tall, 15-story building and were filed with the New York City Department of Buildings under job number M00688136. The development site spans one tax lot.

The project is described in the filing as: filing to erect a 15-story mixed-use building, affordable housing.

Per the plans, the ground floor of the building will have residential and community lobbies and retail spaces. The second floor will have a daycare. Floors three through five will each have 11 dwelling units per floor, floors six and seven will each have eight dwelling units, and floors eight through 14 will each have six dwelling units per floor. The 15th floor will have recreation space and a terrace.

The architect listed is Studio V Architecture, Pllc.

The property was acquired for $4.1 million on November 5, 2021.
