Small new buildings roundup: 14 plans totaling over 70K sf

PincusCo is taking a look at some of the smaller new development plans to provide a more complete view of the city’s new construction landscape.

This week’s roundup features three new building plans which were pre-filed, permitted, or issued an initial temporary certificate of occupancy on September 24 or 25. The data includes plans calling for new buildings spanning 20,000-square-feet or smaller.

In total, 14 plans were pre-filed on September 24 and 25, totaling over 70,000-square-feet. There were 11 different developers that filed the plans. The complete list of plans can be seen in the chart at the bottom of this post.

Moses Karpen of Waterfront Property Management LLC, on September 24, filed a permit application for construction of a 12-unit, 16,826-square-foot mixed-use building at 590 Myrtle Avenue in Bedford-Stuyvesant. The property was acquired for $3 million on February 26, 2020.

The plans call for the construction of an 80-foot tall, six-story, mixed-use building.

The project is described in the filings as: proposed six-story mixed-use (residential/commercial) building.

The building’s cellar will have office space, according to the plans. The ground floor will have a residential lobby and two dwelling units. Floors two through six will also each have two dwelling units. Additionally, the sixth floor will have a 556-square-foot indoor recreation space.

LND Architect will be responsible for the design.

Moses Freund under the 1321-1323 Chisholm Street, on September 25, was given a permit for construction of a 23-unit, 16,014-square-foot residential building at 1323 Chisholm Street in Morrisania.

The plans, pre-filed on December 18, 2019 call for the construction of a 74-foot tall, seven-story residential building.

The project is described in the filings as: proposed new seven-story residential building.

According to the plans, floors two through six will each have four dwelling units, while the seventh floor will have three, the fourth floor will have two private terraces and the seventh floor will have one. The building will have seven parking spaces and a rooftop recreation space.

S. Wieder Architect is listed as the architect.

The property was acquired for $900,000 on December 10, 2019.

Danny Yousefzadeh through the company Foxhurst Group LLC, on September 25, was issued a temporary certificate of occupancy for the 14-unit, 10,141-square-foot residential building at 1012 Kelly Street in Morrisania.

The plans, pre-filed on April 27, 2017, call for the construction of a 72-foot tall, seven-story residential building. The time from pre-file to TCO was three years and five months.

The project is described in the filings as: proposed seven-story residential building with cellar with 14 Class ‘A’ apartments.

Floors one through seven each have two dwelling units, per the plans. The cellar provides a 413-square-foot recreation space.

Sion Consulting Engineering, PC is listed as the architect.

The property was acquired for $415,000 on January 30, 2017.
