Daten Group permitted for 135-unit mixed-use building in Clinton Hill

Daten Group, on September 24, was given initial new building (NB) and foundation (FO) permits for construction of a 135-unit, 96,095-square-foot mixed-use building at 540 Waverly Avenue in Clinton Hill.

The plans, pre-filed on December 20, 2019, call for the construction of a 95-foot tall, nine-story mixed-use building.

The project is described in the filings as: a nine-story new mixed-use building.

The cellar of the building will have laundry facilities, an exercise room, storage space, a staff locker room, and an office, according to the plans. The ground floor with have three retail spaces, a residential lobby, mail room, office, and one dwelling unit. The second floor will have 14 dwelling units, a residential lounge, and an outdoor recreation space. Floors three through seven will each have 19 dwelling units, the eighth floor will have 13 dwelling units with four private terraces, while the ninth floor will have 12 dwelling units with two private terraces. The building will have more than 50 enclosed parking spaces and an additional recreation space on the roof.

Kutnicki Bernstein Architects is responsible for the development’s design.

The property was acquired for $17.3 million on December 18, 2019. The developer purchased the building from from Verizon New York, and reports indicated Verizon would continue to operate a small office space on a portion of the property.

The project is expected to be complete by 2022.
