Small development roundup: 8-unit in LIC; 8-unit in Bed-Stuy; new retail in W’burg

Stephen Sloop, on November 30, filed a permit application for construction of an eight-unit, 7,364-square-foot, mixed-use building at 5-01 47th Road in Long Island City.

The plans call for the construction of a 65-foot tall, four-story and penthouse mixed-use building.

The project is described in the filings as: filing for new four-story mixed building.

According to the plans, there will be commercial space in the cellar of the building. The ground floor will have a terrace, residential lobby, and two dwelling units. Floors two and three will each have two dwelling units, while the fourth floor will have two dwelling units and the lower half of a duplex units, the upper half of which will be located on the penthouse level.

Zproekt is the architect.

Demolition plans were filed in August for the one-story structure occupying the property.

Infinity Properties, on November 30, was given a permit for construction of an eight-unit, 5,295-square-foot residential building at 645 Madison Street in Bedford-Stuyvesant.

The plans, pre-filed on March 24, 2020, call for the construction of a 40-foot tall, four-story and penthouse residential building.

The project is described in the filings as: proposed residential four-story with penthouse new building.

Per the plans, the ground floor of the building will have a lobby, two dwelling units, and storage space. Floors two and three will each have two dwelling units, while the fourth floor will have the lower two halves of duplex apartments, the upper halves will make up the penthouse floor.

ARC Architecture + Design Studio is the architect.

The property was acquired for $2.8 million on August 12, 2019.

L3 Capital, on November 30, was issued a temporary certificate of occupancy for construction of a 4,130-square-foot retail building at 89 North 6th Street in Williamsburg.

The plans, pre-filed on August 4, 2016, call for the construction of a 36-foot tall, two-story retail building. The time from pre-file to TCO was four years and four months.

The project is described in the filings as: erect new 2-story retail building with cellar as per plans submitted herewith.

Reports stated the retail store would be occupied by a men’s outpost of Madewell.

The property was acquired for $14.4 million on December 26, 2019.
