Small condos roundup: two plans in Brooklyn, one in Queens
PincusCo is taking a look at three condominium plans recently submitted with the New York State Attorney General. All three plans were for condos with no more than 10 residential units and had sellout prices of less than $10 million.
The largest plans were submitted by the entity 30-57 Crescent Street LLC for 10 residential units at 30-57 Crescent Street in Astoria, Queens. The development is known as Astoria Proper Condominium.
The condo plan, CD210198, has a sellout price of $8,634,150 with the New York State Attorney General. Louis Liberta is listed as the principal of the sponsor and Karnig Alajajian is listed as a member.
In March of 2017, Louis Liberta filed new building plans calling for the construction of a 60-foot tall, six-story, 8,730-square-foot residential building with 10 dwelling units at the site. The plans received permits in 2018.
The architect is listed as T F Cusanelli & Filletti Architects.
The second largest plans were submitted by the entity RDH Development LLC for four residential units at 257 13th Street in the Park Slope neighborhood of Brooklyn.
The condo plan, CD210197, has a sellout price of $8.5 million with the New York State Attorney General. Robert Huth is listed as the principal of sponsor.
In August of 2018 new building plans were filed calling for the construction of a 50-foot tall, four-story, 5,201-square-foot residential building with four dwelling units at the site. The plans received permits in 2019.
The architect is listed as Tom Winter Architects.
The third largest plans were submitted by the entity 297 President LLC, Juclin II LLC for four residential units at 297 President Street in the Carroll Gardens neighborhood of Brooklyn.
The condo plan, CD210199, has a sellout price of $7.9 million with the New York State Attorney General. Carlos Saavedra is listed as the principal of sponsor.
No new building plans have been filed with the NYC Department of Buildings under the address yet.
