SL Green permitted for $42M rehab, connected to $128M enlargement of One Madison Avenue
SL Green Realty, on December 2, was given a permit for a $42 million rehabilitation of several floors of an office building at 1 Madison Avenue in Flatiron. The plans were filed in conjunction with a $128 million project which aims to nearly double the size of the building from 14 to 27 floors.
The plans, pre-filed on February 6, 2020, call for a rehab of sub-cellar, cellar, roof, penthouse, and all floors of the existing 150-foot tall, 14-story, building.
The project is described in the filings as: partial demolition as per plans filed herewith. No change in use, egress or occupancy under this application. The initial cost as reported in the DOB filing for the work described in this permit application is $42,029,600.
Thornton Tomasetti is the architect listed, while Kohn Pedersen Fox with Hines and Vocon are the architects for the larger project.
The entire project has a projected completion date of 2024.
