Joseph Cohen permitted for 39-unit mixed-use building in Ocean Hill

Joseph Cohen through the company Mono LLC, on January 26, was given a permit for construction of a 39-unit, 29,323-square-foot mixed-use building at 17 Somers Street in Ocean Hill, Brooklyn.

The plans, pre-filed on October 28, 2019, call for the construction of a 74-foot tall, seven-story mixed-use building.

The project is described in the filings as: proposed seven-story mixed-use building.

The property was acquired for $3.2 million on September 9, 2019.

According to the plans, the building’s cellar will have commercial space. The ground floor will have additional commercial space, community space, and 21 parking spaces. Floors two through six will each have seven dwelling units per floor, while the seventh floor will have four dwelling units, a terrace, and a recreation space.

ARC Architecture + Design Studio is listed as the architect.

Demolition plans will most likely not be needed, considering the lot is already vacant.

Around the time of filing, it was reported that an estimated completion date had not been announced.
