SL Green finishes $2M rehab of two floors of a commercial building in Midtown West

SL Green Realty, on July 13, completed a $2.2 million rehabilitation of two floors of a commercial building at 1185 Avenue of the Americas in Midtown West.

The plans, pre-filed on August 8, 2018, called for a rehab of the fourth and fifth floors of the 420-foot tall, 42-story, building. The plans were permitted on September 10, 2018.

The project is described in the filings as: installation of new partitions, doors, suspended ceilings and finishes on the fouth and fifth floors as per plans. No change to use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $2,200,000.

The fourth floor of the building is used for storage and office space, as well as to house mechanical equipment, according to the building’s most recent floor plan. The fifth floor is used for office space and had a meeting hall added as part of a $25,000 project which was filed in December of 2018.

The architect on the application is Loffredo Brooks Architects.

In June of 2019, SL Green filed $3.3 million plans to rehab floors 16, 17, 18 and 42 of the building. They’ve filed plans for two projects so far this year for work on floors 19 and 32 of the building as well.

SL Green has been active on a variety of fronts. Earlier this week it completed a $15 million rehab of multiple floors of the Daily News Building. And earlier this month it filed a permit application for construction of a 178,299-square-foot Pace University building in FiDi. In addition, it also sold a retail unit at 609 Fifth Avenue in the Plaza District to the Reuben Brothers for $168 million.
