Koeppel Rosen files $30K plans to convert 123K sf factory use to office in Nomad

Koeppel Rosen, on July 13, filed a permit application for a $30,000 project which will convert a 123,560-square-foot factory to an office building at 36 East 31st Street in Nomad.

The plans call for no change in size but a change in use of the 150-foot tall, 12-story building.

The project is described in the filings as: alteration 1 – change in use for building. Installation of new partitions and doors on fifth floor. The initial cost as reported in the DOB filing for the work described in this permit application is $30,000.

The plans indicate that the stores on the ground floor will remain retail, but the stores located on a mezzanine will be converted to accessory offices. Factory space on floors 2 through 12 will be converted to offices.

The work will be done by Laurence Dalfino Architect, PC, per the plans filed.

In 2016, David Koeppel and the Rosen family partnered to form Koeppel Rosen LLC, a commercial real estate firm that would be handling the leasing and management of the Rosen’s extensive Manhattan portfolio, which included 36 East 31st Street.

In 2017, Arlee Home Fashions signed a 10 year-lease for the entire 11,986-square-foot eighth floor, and an additional 3,819-square-feet on part of the seventh floor. The asking price was $56 per square foot. They joined other tenants that at the time included Ramanan Antique & Decorative Rugs, Persian Gallery New York and Atlas Rug.
