SL Green files second demolition plans at site for Armani retail and condos in Lenox Hill

SL Green Realty, on November 4, filed a permit application for the demolition of a building at 762 Madison Avenue, which is mid-block between 65th Street and 66th Street, in Lenox Hill.

The building is part of the development footprint on which SL Green and Armani Group plan to develop a retail location for Armani with high-end residential condos above, as Yimby reported at the the time. The project, prefiled in February 2019, is to be 86,192 square feet overall with 11 apartments spread over 68,598 square feet, or on average more than 6,000 square feet per unit. The plans have not yet been permitted.

The demolition plans call for the demolition of a five-story commercial building. The building is 6,070 square feet, according to city records. SL Green filed to demolish the larger building just to the south, 760 Madison Avenue, in May.

The project is described in the filings as: full demolition of five-story building using partial mechanical means.

The structure, which was originally constructed in 1876, was converted to a commercial building in 1915. It has been occupied by numerous established tenants, such as Santoni Shoes and Giorigio Armani.

In 2012, SL Green and Stonehenge Partners partnered to purchase a portfolio from David Frankel Realty for $412 million, which included 762 Madison Avenue along with nine other buildings. As of January 2020, SL Green owns the entire asset.
