SL Green files plans for $27.2M in rehabs of Hudson Yards office

SL Green Realty filed plans for at total of $27.2 million in rehabilitation projects to the office building at 460 West 34th Street in Hudson Yards.

In the first project, SL Green Realty, on December 18, filed a permit application for a $13.1 million rehabilitation of four floors of an office building at 460 West 34th Street in Hudson Yards.

SL Green bought a majority stake in the building in a deal that valued the property at $440 million back in December of 2018. Kaufman Organization is the building’s minority stake owner.

Amazon signed a lease for 335,000-square-feet of space in the 490,727-square-foot building last year.

The plans call for a rehab of floors nine through 12 the 200-foot tall, 19-story building.

The project is described in the filings as: minor demolition with installation of new partitions, doors, suspended ceilings and finishes (Phase 1) as per plans. No change to use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $13,105,000.

On the same day, the developer filed a permit application for a $9.4 million rehab of four floors of the building.

The plans call for a rehab of floors 13, 14, 16, and 17 of the building.

The project is described in the filings as: minor demolition with installation of new partitions, doors, suspended ceilings and finishes (phase 2) as per plans. no change to use, egress or occupancy. The initial cost as reported in the DOB filing for the work described in this permit application is $9,388,000.

Finally, the firm filed a permit application for a $4.7 million rehab of two floors of the building.

The plans call for a rehab of floors 18 and 19 of the building.

The project is described in the filings as: minor demolition with installation of new partitions, doors, suspended ceilings and finishes (phase 3) as per plans. No change to use, egress or occupancy, The initial cost as reported in the DOB filing for the work described in this permit application is $4,731,000.
