SK Development files plans for demo at SoHo site with plans for nine-unit mixed-use building

SK Development, on December 13, filed a permit application for the demolition of a building at 182 Spring Street in Soho. Scott Shnay, who is a principal along with his father Abe at SK Development, filed the plans.

Madison Realty Capital purchased the parcel, along with 190 Spring Street, 188 Spring Street, and 186 Spring Street from Opal Properties for $28 million late last summer.

On July 22, SK Development filed a permit application for construction of a nine-unit, 25,552-square-foot mixed-use building at the site. Per the plans, the ground floor of the building will have retail space, community facility space, and a residential lobby. Floors two through four will each have two dwelling units per floor, the second floor will also have amenity space. Floors five through seven will each have one dwelling unit per floor. The roof will have recreation space.

The plans call for one of the few ground-up developments in the neighborhood in recent years. A PincusCo analysis from earlier this month found SoHo to be among the least active neighborhoods in Manhattan for new development over the last five years.

Last week, City Council made some adjustments to a plan to rezone an approximately 56-block, 146-acre area of the SoHo and NoHo neighborhoods. The changes to the rezoning plan make it extremely likely to pass, according to a series of reports.

Renderings of the proposed development circulated this fall. However, City Realty reported last week that the design from Selldorf Architects had been rejected by the Landmarks Preservation Commission.

The plans call for the demolition of a two-story building.

The project is described in the filings as: full demolition of two story structure, using hand held and mechanical means to assist on grade only.
