Solomon Schwimmer files plans for 46-unit resi building in Crown Heights

Solomon Schwimmer of Twin Group, on December 10, filed a permit application for construction of a 46-unit, 31,580-square-foot residential building at 527 Grand Avenue in Crown Heights, Brooklyn.

These are the 13th new building plans filed in the neighborhood this year. The plans call for the fifth most dwelling units in Crown Heights this year.

The plans call for the construction of a 94-foot-tall, nine-story building and were filed with the New York City Department of Buildings under job number B00637051. The development site spans two tax lots.

The project is described in the filing as: HPD job – nine-story and cellar residential building total of 46 dwelling units of which 11 are low income units.

Per the plans, the ground floor of the building will have recreation space and three dwelling units. Floors two through seven will each have six dwelling units per floor. The eighth floor will have three dwelling units and multiple recreation spaces. The ninth floor will have four dwelling units. The roof will have recreation space and the cellar will have an exercise room. The building will have three outdoor parking spaces.

The architect listed is JFA Architects & Engineers DPC.

The property was acquired with two other properties for $3.8 million on January 15, 2016.
