Stellar Management files plans for demo of 18K sf building in Little Italy, no NB plans yet

Gzim Lajqi of Stellar Management, on December 13, filed a permit application for the demolition of an 18,705-square-foot building with commercial space and five dwelling units at 126 Lafayette Street in Little Italy. Gzim Lajqi is listed as the agent on the filing. According to city records, the parcel has been owned by the entity Yee Tai Enterprises Corp. since the early 1980s.

The three-story, 18,705-square-foot building was constructed in 1915. The parcel falls within a roughly 56-block, 146-acre area that could soon be rezoned as part of a Department of City Planning rezoning project in the SoHo and NoHo neighborhoods of Manhattan.

No new building plans have been filed at the site yet. However, the passing of the rezoning plan will lead to a significant increase of development in the high-income, low-scale area.

The rezoning would replace what many currently see as outdated zoning which allows mainly the development of manufacturing use.

These are only the third demolition plans filed in Little Italy since the start of 2019.

The plans call for the demolition of a three-story building.

The project is described in the filings as: full demolition of three story structure, using hand held equipment, mechanical means will assist with debris removal and backfill site.
