Silverstein Properties files plans for 354-unit mixed-use building in LIC
Silverstein Properties, on October 19, filed a permit application for construction of a 354-unit, 302,852-square-foot mixed-use building at 44-01 Northern Boulevard in Long Island City, Queens. Brian Collins, executive VP and director of development with Silverstein, filed the plans.
The developer signed a memorandum of contract with Bruce Bendell, a former senior manager at the Major World family of dealerships, for 44-01 Northern Boulevard, 34-20 45th Street, and 44-33 Northern Boulevard, in November of last year.
Around that time, reports circulated that the developer was planning to construct an 11-story development at the site with 310 units, 95 of which would be affordable.
The development is possible due to a rezoning which came from the site’s previous owner. The property, which had previously been zoned for manufacturing use, was transformed into a site with more than 100,000 square feet of buildable residential space under the city’s Mandatory Inclusionary Housing program.
Additionally, the rezoning allowed for the construction of roughly 25,000 square feet of retail space on the ground floor.
The plans call for the construction of a 145-foot-tall, 13-story building and were filed with the New York City Department of Buildings under job number Q00599457. The development site spans three tax lots.
The project is described in the filing as: Construct New 13-story mixed-use building as per plans filed herewith. Please assign this application to Development Hub, consultation took place on 10/6/21 @ 12PM. Please note building is located in MIH district and inclusionary housing units proposed.
Per the plans, the ground floor of the building will have a lobby, pet care, parking for 78 cars, and multiple retail spaces. The second floor will have a fitness room, playroom, lounge, game room, party rooms, business center, recreation space, terraces, and 40 dwelling units. The third floor will have 50 dwelling units, the fourth floor will have 49 dwelling units and private terraces, the fifth floor will have 35 dwelling units and terraces, while floors six through nine will each have 31 dwelling units per floor, with terraces on the sixth floor. The 10th floor will have a lounge, library, kitchen, dining lounge, multiple recreation spaces, and 11 dwelling units. Floors 11 through 13 will each have 15 dwelling units per floor, with terraces on the 13th floor. The cellar will have parking and retail space.
