Shun Qian Liu-affiliated entity files plans for 175-unit resi building in Flushing

An entity linked to developer Shun Qian Liu, Eastone Parsons Holding LLC, on November 18, filed a permit application for construction of a 175-unit, 155,389-square-foot residential building at 38-20 Parsons Boulevard in Flushing.

The plans, pre-filed by Kenneth Liu, call for the construction of a 75-foot tall, seven-story residential building.

The project is described in the filings as: new residential seven-story building with cellar and sub-cellar.

The sub-cellar will have laundry facilities and the lower level of a parking garage. The cellar will have storage and the upper level of a parking garage. The ground floor will have a mailroom, lobby, community facility, and one dwelling unit. The second floor will have a children’s playroom, business center, conference room, lounge, gym, outdoor exercise space, public terrace, and 31 dwelling units. Floors three and four will each have 33 dwelling units per floor, the fifth floor will have 29 dwelling units, the sixth floor will have 27 dwelling units, and the seventh floor will have 21 dwelling units. The roof will provide recreation space.

Stephen B. Jacobs Group Architects is listed as the architect.

Demolition plans were filed in August for the one-story synagogue on the property.

The developer purchased the property from Temple Gates of Prayer for $37.5 million in December of 2019.

Around the time of purchase, reports circulated that a 12-story office building may be built there. However, no new building plans were filed until now.
