Shorewood files plans for 125-unit mixed-use building in Jackson Heights
Shorewood Real Estate Group, on June 4, filed a permit application for construction of a 125-unit, 129,294-square-foot mixed-use building at 34-20 Junction Boulevard in Jackson Heights, Queens. Hugo Corvalan, VP of project management at Shorewood, filed the plans.
Spencer An, president of Bogopa Service Corp. and Food Bazaar Supermarket, purchased the property in February 2020 for $21 million from the LeFrak Organization, which had owned the parcel since at least 1957. It is not immediately clear the financial relationship between Shorewood and Spencer An.
The plans call for the construction of a 65-foot tall, six-story mixed-use building, and were filed with the New York City Department of Buildings under number Q00528155. The development site spans one tax lot.
The project is described in the filing as: proposed new six-story plus cellar and roof mixed-used building.
Per the plans, the ground floor of the building will have a residential lobby, retail space, pet spa, and offices. The second floor will have an office and parking for 68 cars. The third floor will have 40 dwelling units, a dog run, common terrace, and fitness center. Floors four through seven will each have 43 dwelling units per floor. The roof will have a party room, business room, lounges, and a conference room. The cellar will have storage and parking for 40 cars.
The estimated job cost is $42,000,000.
