Shiraz Sanjana pays $6M for dev site in Windsor Terrace

Shiraz Sanjana through the entity 10th Ave Development LLC paid $6 million to DeSales Media Group and Trans Video Communications through the entity Desales Media Group, Inc. for office building (O1) at 1712 10th Avenue in Windsor Terrace, Brooklyn, industrial (G7) at 1708 10th Avenue in Windsor Terrace, Brooklyn, and development site (V0) at 1710 10th Avenue in Windsor Terrace, Brooklyn.
There was a new building permit application filed on October 13, 2021 for a 18,921-square-foot R-2 building with 17 residential units at 1712 10th Avenue.
The deal closed on October 7, 2021 and was recorded on October 19, 2021.
The three properties have 5,760 square feet of built space and 13,113 square feet of additional air rights for a total buildable of 18,922 square feet according to PincusCo analysis of city data. The sale price per built square foot is $1,041 and the price per buildable square foot is $317 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for DeSales Media Group and Trans Video Communications was William Maier. The signatory for Shiraz Sanjana was Shiraz Sanjana.

Within a 400-foot radius of 1708 10th Avenue, Pincusco identified one commercial real estate item of interests occurred over the past 24 months.
