Zvi Steven Landman pays $4.8M for industrial in East Williamsburg
Zvi Steven Landman through the entity Meserole Studios LLC paid $4.8 million to Magic Property Holdings LLC for industrial (E9) at 310 Meserole Street in East Williamsburg, Brooklyn.
The deal closed on September 30, 2021 and was recorded on October 19, 2021.
The property has 22,800 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $210 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on July 21, 2016, for $6.4 million.
The signatory for Magic Property Holdings LLC was Jarret S. Stephens. The signatory for Zvi Steven Landman was Zvi Steven Landman.
Within a 400-foot radius of 310 Meserole Street, PincusCo identified four commercial real estate items of interests occurred over the past 24 months.
Of those four items, one was for major renovation including a certificate of occupancy change. It was an initial temporary certificate of occupancy issued on March 4, 2020 for the $627,300 renovation of 4,833-square-foot A-2 building with no residential units at 290 Meserole Street.
Of those four items, three were loans above $5 million totaling $148.2 million. The most recent of the three was Hudson Companies which borrowed $28 million from Ladder Capital Finance secured by the 85,897-square-foot, three-unit office building (O5) on 314 Scholes Street on August 18, 2021.
