LargaVista pays $8M for Goldman, Guttman commercial project in Greenpoint
LargaVista Companies through the entity LVC Herkimer, LLC paid $8 million to Yoel Goldman, Robert Guttman, and Moses Guttman through the entity 270 Green Holdings LLC for industrial (Z9) at 270 Green Street in Greenpoint, Brooklyn, development site (V1) at 262 Green Street in Greenpoint, Brooklyn, and development site (V1) at 266 Green Street in Greenpoint, Brooklyn.
The deal closed on October 8, 2021 and was recorded on October 19, 2021.
The four properties have 100 square feet of built space and 49,900 square feet of additional air rights for a total buildable of 50,000 square feet according to PincusCo analysis of city data. The sale price per built square foot is $80,000 and the price per buildable square foot is $160 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Yoel Goldman, Robert Guttman, and Moses Guttman was Robert Guttman. The signatory for LargaVista Companies was Adam Good.
The property had $12.55 million in original principal debt held by Maverick Real Estate Partners. The prior owners, through the applicant Yoel Schwimmer, filed plans in 2014 that have been permitted for a six-story and basement commercial building with 49,992 square feet of zoning floor area.
