Shafquat Chaudhary plans 10-story mixed-use building in LIC

Shafquat Chaudhary is planning to construct a 10-story commercial and community facility building at 36-01 37th Avenue in Long Island City. The site is currently occupied by a two-story commercial building. Chaudhary purchased the building in 1998.

The developer seeks to rezone the property from an M1-1 zoning district to an M1-5 zoning district in order to facilitate the development, which will have office space, retail space, medical offices, and accessory parking according to plans filed with the city’s Department of City Planning.

The applicant paid the CEQR fee on September 10 and filed a land use application on September 18.

Last November, Shafquat Chaudhary through the entity Elite R.E. Corp. as borrower signed a loan agreement with lender Emerald Creek Capital 3, LLC valued at $11.8 million at the property. The property currently contains a total of 57,820 square feet of built space.

No new building plans have been filed with the DOB yet.
