Rybak Development planning 106-unit mixed-use building in Borough Park
UPDATED: Rybak Development is moving forward with plans for a 106-unit mixed-use development at 1571 McDonald Avenue in Borough Park, Brooklyn. 1571 Development, LLC is listed as the primary applicant on the application.
According to the filing, the development will have approximately 5,500-square-feet of commercial space and 113,700-square-feet of residential space.
The developer seeks a zoning map amendment from R5/C2-3 to C4-4L and a zoning text amendment to Appendix F to facilitate the development.
According to reports from 2019, Rybak is to partner with BK Developers to develop a 50,000-square-foot spa at the same location, with the address 1571 McDonald Avenue. The spa remains a part of the plans, even as the new filing does not mention such a large commercial use, because the spa is grandfathered in, a person familiar with the project said.
No new building plans have been filed yet with the Department of Buildings.
The property is currently occupied by a single-story building.
