CBSK Ironstate files plans for 98K sf office with retail in Noho

CBSK Ironstate, on January 7, filed a permit application for construction of a 98,788-square-foot office building at 360 Bowery in Noho. Scott Shnay of SK Development filed the application.

PincusCo first reported that the developers had signed a long-term ground lease, valued at $59.5 million, to secure the parcel.

CBSK Ironstate, a partnership between the Shnay family’s SK Development, Charles Blaichman’s CB Developers, and Ironstate Development, signed a 99-year ground lease at the property for $59.5 million in 2019. The lease was signed with landlord Eric Goode, who owns multiple hotels including the Bowery Hotel, with Abram Shnay as signatory for the tenant.

The plans call for the construction of a 283-foot tall, 21-story, office.

The project is described in the filings as: filing for a new building mixed-use development.

The ground floor of the building will have retail space and a lobby, per the plans. Floors two through four will be used for community space, while floors five through 10 will be used for office space. The 11th floor will have amenity space in the form of a lounge, boardroom, fitness room, and terrace. Floors 12 through 21 will be used for additional office space.

Morris Adjmi Architects is listed as the architect.

Demolition plans were filed last month for the single-story commercial building on the property. For more than two decades the property was occupied by a gas station and then a popular bar and grill.

In October of 2019, PincusCo, which broke news of the ground lease, speculated that the developers may have been planning an office tower at the site.

An estimated completion date has not been announced, YIMBY reported.
