RXR receives TCO for $34.8M conversion of warehouse to 532K sf office building with retail at 47 Hall Street

RXR Realty, on February 25, was issued a temporary certificate of occupancy for a $34.8 million project which converted a warehouse near the Brooklyn Navy Yard to a 532,210-square-foot office building with retail space at 47 Hall Street in Clinton Hill, Brooklyn.

The conversion of the building is part of a larger plan, in which RXR plans to renovate a 10-building, 650,000-square-foot block-long complex which was formerly used for the Mergenthaler Linotype Company printing press factory.

RXR in a joint venture with Westbrook, acquired the warehouse parcel in 2016 for $161 million. Then, in February of 2020, RXR bought out Westbrook in a deal city records valued at $322 million.

The plans, pre-filed on November 22, 2016, call for the change in use of the 120-foot tall, nine-story, building.

The project is described in the filings as: construction at block 1876, lot 1. This project serves to combine all existing properties into one building identification number (BIN). The initial cost as reported in the DOB filing for the work described in this permit application is $34,777,432.

Warehouse space on the ground floor was converted to a lobby, several retail spaces and office space, per the plans. Floors two through eight were all converted to office space. The basement has several additional retail spaces as well, while the cellar has storage space.
