Phipps receives TCO for 249-unit mixed-use building in Soundview

Phipps Houses, on March 1, was issued a temporary certificate of occupancy for construction of a 249-unit, 219,712-square-foot mixed-use building at 1230 Metcalf Avenue in Soundview, the Bronx. Michael Wadman, Vice President of Phipps, filed the plans.

The project was co-developed with The Acacia Network.

The plans, pre-filed on April 11, 2018, call for the construction of a 124-foot tall, 12-story mixed-use building. The time from Pre-file to TCO was two years and 11 months.

The project is described in the filings as: construct new 12-story mixed-use building as per plans filed.

According to the plans, the ground floor of the building has multiple retail spaces, storage, nonprofit space, a residential lobby, and a courtyard. Floors two through 10 each have 25 dwelling units per floor, the 11th floor has 10 dwelling units, laundry, a fitness room, and several recreation areas, while the 12th floor has 14 dwelling units.

According to a report, the residencies are a mix of studios, one-, two-, and three-bedroom units. Many of the units are affordable.

The building was designed by Dattner Architects.

The property was acquired for $3.2 million on May 18, 2016.
